If you are in the market for a real estate agent (whether it's buying or selling), I would recommend without reservation, Michael Saldana. Mike was a true professional, and he was always positive and informative throughout the process. He ensured that the homebuying process for us proceeded smoothly. We went on two showings with Mike, and he carefully created a showing schedule that fit our availability. He made sure that we saw the properties that we wanted to see, and also included some he thought that fit well within the criteria of what we were able to afford, and preferences. When we decided on the home we wanted, Mike helped us navigate the offer phase, and ultimately helped us write a winning counteroffer (over several other offers). One of the major issues Mike helped us understand better is that the seller wanted to waive the appraisal contingency. He advised us on the drawbacks of that, and also did his due diligence on researching comparables on the market, and advised us on what he thought it could possibly appraise at. He stayed on top of the closing date to make sure we closed escrow on time since the seller during middle of escrow gave us an addendum of $100/day due to seller for every day escrow closes late. He continued to stay in touch with us and all parties involved (including lender and escrow), and worked together to achieve closing date and in the end handing keys over to us. There was some frustrating parts to the process such as seller not completing all the repairs and putting pressure to close, but in the end, all repairs were completed and we got keys. I'm very happy to say that were are finally home owners! My husband and I just wrapped up a long escrow that had all the road blocks you could think of which continually delayed a 30-day escrow to a 90 day escrow! Mike did a phenomenal job with helping us navigate this process from the ups and the downs of the transaction. It wasn't an easy one, especially for my husband and I. The biggest thing was that there was just a lot of uncertainty on when we would close escrow. Week after week, it was almost the same update, the owner was still waiting on the City to clear the property of any outstanding improvements that were not up to code from the previous seller. This was a remodeled property which slowed down the process with the city a bit. The City just kept calling out one thing after another. Almost a never ending list. From additional room, to electrical, windows, to bathroom shower, etc. Throughout all this, Mike made sure we were a priority and always updated us through phone call or text. He looked out after us, making sure we created addendums to the contract so we were compensated for any delays due to seller's behalf, also for any un-permitted items and costs associated with those items that seller should be responsible for. He was very detailed-oriented and acted with urgency on sending addendums and getting responses back. He was fantastic with follow up on the listing side's responses and we really appreciated that. We couldn't have done this without Mike, and we are happy with all the help and guidance he gave. He definitely treated us like we were his only client! We could tell he cares, and makes sure to get the job done in getting us a home! Thank you again Mike!

We met Michael at a wedding reception for a mutual friend. He helped us purchase a condo in Diamond Bar. Mike did everything with helping us sell our Glendora home! He first did a walkthrough of the property from a buyer's perspective. He made some recommendations on improvements to make the house more appealing and attractive. Some things we wouldn't even think about. Mr. Saldana assisted me with a Probate sale of my family's property in Palmdale. He and his team helped me navigate the whole process with getting it prepared for sale to successfully closing escrow. There was a notice from the City, and items needed to be corrected prior to closing escrow. This was a surprise.
